Servicing & Preventative Maintenance

Manufacturers of automated gate equipment state all products benefit from preventative maintenance and require a minimum of 12 monthly services to extend the longevity and sustain correct functionality. In fact, some warranties offered by manufacturers are dependent upon regular maintenances being carried out. It is also essential to ensure gates meet with current Health and Safety regulations.

Most domestic gates will require a minimum of one site service visit per year, whereas commercial gates with high traffic will usually require a minimum of two per year.

What are the benefits of an Annual Preventative Maintenance Agreement?

At Controlled Vehicle Access we offer our customers a competitively priced maintenance contract which includes the benefit of:

  • Prioritised response to any breakdowns throughout the year – attendance guaranteed within 24 hours (within normal working hours Mon-Fri 9.00am – 5.00pm)

Joining the scheme will bring you the peace of mind that comes from knowing that:

  • You’re getting the most from your gates and automation system by having them regularly serviced.

  • The electrical and mechanical safety mechanisms have been regularly tested.

  • Our engineers are Gatesafe qualified and we’ll advise you if additional items are required to ensure your gate meets current legislative standards

  • The emergency release system will operate properly if you have a power failure.

  • Any problems are identified before failure occurs.

  • Travel and labour costs are included in the cost

  • We’ll remind you when your annual service is due and keep up to date records relevant to any warranties.

What’s included in an Annual Preventative Maintenance Service?

Services will be tailored to the individual gate, but typically includes:

Carrying out a Force test with Microtronic calibrated instrument – an important and the most accurate procedure to measure gate safety and check compliance with current regulations.

Gate inspection:

  • Check general gate construction  hinges

  • Check post construction

  • Check all bolts, welds and fixings

  • Lubrication of moving parts

Electrical inspection:

  • Check motor condition and operation including: connections, variable speed drives, limit switches and slow downs.

  • Check for signs of overheating

  • Check and clean control panel including all connections

  • Check integrity and security of cables

  • Check operation of any fitted electrical safety device including safety sensors, edges and curtains and replace any batteries

  • Check condition of foundation boxes and drainage where applicable.

  • Open, clean out and reseal photocells, intercoms and keypads

  • Check intercom systems, access keys and fobs (where available) are working to the best of their ability.

  • Check operation of loop detectors if applicable

  • Check radio receivers/transmitters/antennas/timers/flashing lights if applicable

Mechanical inspection:

  • Check operation of gate

  • Check operation of track and drive rack

  • Check operation of fitted control devices and locking devices

  • Check drive mechanism and any gearing

  • Check manual release in case of power failure

  • Lubricate all moving parts

  • Check for oil leaks

A written report including any recommendations for upgrades to improve the operation, safety or lifespan of the gate system.

Scheduled regular maintenances on automated gates are manufacturer recommended, will help to ensure many years of reliable use and may also prevent future problems arising however it does not guarantee you won’t have any issues.
